Are you ready to take the next step in building your forever home in a premier community for your family? Let us take you through the process of building a new home at Fawn Run from lot selection to your happily ever after.

How Do I Select The Perfect Lot?

The first step to build your dream home is finding the perfect lot. Fawn Run has a variety of picturesque, generously sized lots for sale in Kelowna’s Upper Mission community. But how do you choose the right one for you and your family?

Some key things to think about when selecting your perfect lot include:

Your Preferred Lot Style: Depending on your family’s needs, consider whether a flat lot or a walk-out lot is best suited to your lifestyle. Flat lots provide ease-of-access from your front-door through to your backyard whereas walk-out lots offer a more functional basement – great for adding a basement suite or a naturally-lit basement entertainment space.

Your Preferred View: Everywhere you look at Fawn Run, the view is sure to take your breath away. No matter your preference, Fawn Run has a lot with a view for you. Consider if you would prefer a lake view lot, a city view lot, or a mountain view lot. And how the orientation of your dream home can be optimized to showcase your preferred view.

What Your Lot Backs Onto: It is always a good idea to take a lot’s surroundings into consideration. Lots that back onto greenspace offer privacy and seclusion as well as ease-of-access to nature and trails. Fawn Run offers a variety of cul-de-sac and no-thru-road lots that back onto greenspace to promote your active outdoor lifestyle.

Adjacent Amenities: Another important consideration is the lot’s proximity to desired amenities. Young families or households with active dogs or other pets may wish to live closer to Fawn Run’s new park and playground (opening Spring 2024). Homeowners of all types will appreciate the proximity to the newly constructed commercial centre featuring grocery, pharmacy and other convenient retailers (opening Spring/Summer 2024)

Road Type: Road traffic has an impact on your lifestyle which is why Fawn Run is designed with cul-de-sacs and no-thru roads at the forefront. Homes built on these quieted roads will experience limited, slowed traffic making for a much more safe and peaceful living environment.

Privacy: If privacy is of the utmost importance, consider how different features of a lot can tuck you away out of the public’s eye. Fawn Run boasts a variety of privacy-yielding lot characteristics such as raised lots, corner lots, lots that back onto hilled greenspace, lots located on a cul-de-sac or on a no-thru road, and lots with private lane-ways, to name a few.

Where Do I Start With My Home Design?

So you have navigated the Kelowna real estate market and have chosen the perfect lot for you and your family in the master-planned Fawn Run development. What comes next? Now, begins the fun part where your new dream home can begin to take shape.

To us, luxurious living means customized living tailored to you and your individual style, tastes, and preferences. This is why Fawn Run is proud to offer its Open Builder Program, inviting you to work with your preferred architects, designers, and home builders to create a custom home designed to cater to your and your family’s unique needs.

You and your design team will pull inspiration from the landscape, surrounding views, and featured architectural styles of the Fawn Run guidelines, which are outlined below. The home styles within the Fawn Run Development Guidelines are carefully chosen to allow for creativity and showcasing your unique style, while preserving the integrity of the community.

Arts and Crafts Style Homes

These Craftsman homes include predominant features such as low-pitched roofs with exposed rafters and timer brackets, large wrap-around porches with large columns, irregular windows, large window surrounds, and stained glass ornamentation with artistic trims and mouldings. You will often find these homes with wood siding, rustic stucco, or wall shingles with stone detailing.

Okanagan Modern Homes

A blend of Art Modern and International style, Okanagan Modern homes have a sleek, streamlined appearance. This style incorporates horizontal orientation with projecting eyebrows and cantilevers. The predominant features of these homes include wrap-around windows and cube-like massing with the suggestion of speed or movement. You will often see the use of metal and glass in these homes.

Cottage Revival Homes

Tudor revival style homes with a storybook cottage look often include features such as Tudor gable treatments with shakes and timber finishes, asymmetrical design with vertically oriented casement windows, and steep roofs interrupted with dormers creating irregularly shaped rooms with sloping walls in the upper floors. They often have a prominent chimney feature, detailed porches, and stone with wrought iron detailing.

Modern Farmhouse

A blend of country elements and contemporary features creates a stunning finished product that feels like a luxurious countryside home. The Modern Farmhouse style features clean lines, neutral colour palettes, and natural textures, which give this home design style a polished, yet down-to-earth feel that fits perfectly into the Fawn Run community.

Mediterranean Style Homes

Homes which embody the sun-soaked, Spanish-American feel of Mediterranean Homes feature low-pitched roofs, gorgeous archways, courtyard entries with ceramic tile accents, and a stucco-finish – this style of home fits right into the beautiful, sunny Okanagan valley.

When Do I Need Architectural Plans?

Once your house design concept has been approved, you and your design team can begin delving into the details of your home’s architectural plans.  To enhance this process, at its onset, we encourage you and your design team to arrange a meeting with the Fawn Run design consultant to review important existing site factors. This optional meeting aims to ensure your dream home perfectly optimizes the features of your lot to maximize your ideal Okanagan lifestyle.  Important features to consider before beginning to design your home are:
  • – Grade and drainage patterns
  • – Unique features of the Lot (e.g. view, corner or sloped lots)
  • – Lot and building orientation to establish building views, private areas, and sightline setbacks
  • – Orientation of morning and afternoon sunshine
  • – Driveway approach and sidewalk locations
  • – Legal pins and markers
  • – Location of utilities, hydrants, water-valves, signs, street lighting electrical, telephone pedestals, etc.
Throughout the design stage, you and your design team will work together to create the blueprint for your dream home. Once complete, the final site plan, floor plans, elevation plans, and exterior renderings must be submitted for your formal design approval.

When do I Start My Landscape Design?

Alongside your architectural plans, you will also work with your landscape design team to dream up a picturesque front, back, and side yard to perfectly complement your soon-to-be home.

Your landscape design does not have to be approved before you begin your home construction, but we encourage homeowners to integrate these designs as early as possible to ensure things like pools, patios, and equipment are considered during the planning stage to be seamlessly integrated as part of the build. It also helps to begin this process earlier rather than later to ensure that you can secure a great contractor early on.

It will make a world of difference to be able to move into your finished home if it has a beautifully finished landscape to match!

When Will the Final Inspection Take Place?

Upon completion of construction of the home and all required landscaping, the final inspection from the architectural and landscape design consultants will take place.

When Can I begin My Happily Ever After?

Once the Final Inspection is complete and passed, you and your family can begin your dream life in Fawn Run.
